I have a 21 step marketing process for all listings. I do a wide array of traditional tasks like putting a for sale sign up, listing online and syndicating to websites like zillow and realtor.com, homes.com, open houses, automatic showing service and all homes have professional photos taken for the MLS. What sets me apart is going the extra mile for each listing. If the property is vacant, I will stage it or have the photos enhanced with virtual staging. I pay for a cleaning service to come in to really make it shine. I offer a pre-inspection, so that both the PR and the Buyers know what to expect in terms of property condition.

A staged home sells faster and for more money. If the home is a good candidate, I will pay for staging furnishings or enhance the photos with virtual staging. I also pay for cleaning services to really make the property shine.


pre inspection

Many family members that are settling an estate from out of town, have never lived in the property and are not very familiar with the condition. I offer a pre-inspection so that everyone involved knows how the major systems are working. There are pros and cons to a pre inspection. The pros being that an executor gets ahead of any surprises that come up during the buyer’s inspection period. If the property is being sold as-is, the personal representative can price the property accordingly and this will also lower the chances of the property falling out of contract due to buyers learning information they are not comfortable with. A con would be that if issues are found during the pre inspection, they must be disclosed to the buyer prior to a contract being executed.

All listing photos are done by a professional photographer and include floor plans. Some properties will warrant arial drone photos too.
